GROUP LODGINGS for 10 or 15 people maximum
1st air-conditioned gîte on the garden level at the back of the Mas : THE NEST (T3 of 70 m2 for 4 to 6 adults + 1 child folding bed or 1 baby bed) which is accessed by a balcony and a private entrance leading to on a beautiful living room with a convertible corner sofa, next to a new and equipped kitchen, a walk-in shower room and a separate toilet, then 2 bedrooms with picture windows that open onto a large private and sheltered terrace , with wooden table and garden furniture, a gas barbecue grill and deckchair; in peace and close to the swimming pool reserved for the 2 lodgings then.
2nd air-conditioned gîte on the 1st floor in the center of the Mas : THE TOWER (T2 of 65 m2 for 2 to 4 adults + 1 child folding bed or 1 baby bed) which is accessed by a large staircase, an entrance and a private door leading to a large dining-living room of 30 m2 with 2 separate sofa beds or to assemble, with a small balcony which rises thanks to a secure ladder on a large roof terrace & solarium (solar parasol). Below, an air-conditioned master bedroom with a large closet with direct access to a shower room with WC, then a new and equipped kitchen. At the foot of the stairs, a beautiful terrace with more shade thanks to an electric awning, deckchairs, table and chairs for a nice dining area with plancha-barbecue and private pool for the group.
– Outdoor areas : Right next to the Mas is our large salt pool of 5 x 10 m fully fenced and secure (closed from early November to late April and prohibited for alcoholic groups), with a Nordic bath heated with wood (additional charge for 5 people maximum therefore not suitable for large groups), outdoor games (table tennis, large trampoline, badminton, etc.), 2 equipped and shaded terraces on the garden level for a dozen guests with 1 roof terrace at the top (max 6 adults on the other hand) on 2 hectares of wooded and fenced land and 2 parking spaces for ten cars.
– Indoor room : Below Lodging 1, The Nest, there is therefore a long rectangular room, cool and tiled, of approximately 40 m2 (8 x 5 m) for 20 to 30 people seated (40 people standing), with a bar area overlooking on a small new and well-equipped kitchen with a built-in convection oven, a dishwasher, a coffee machine and kettle, glasses, cutlery and dishes … just next to a games and sports room of 20 m2 with a table football, a shower room with WC, a shaded terrace and a large parking lot in front (full foot) – reversible air conditioning or heating by ceramic radiators.
WHOLE DOMAIN for 15 to 25 people maximum
With the lodgings and rooms also rent our house at the front : In addition to the rest at the rear and middle, you can also rent under conditions and during certain specific periods (Zone C school holidays, festivals, etc.) our own house at the front which would make a total of 4 separate and well-separated spaces and entrances that can accommodate 25 people maximum (adults and children).
Owners’ accommodation : T5 of 149 m2 for 8-10 adults maximum with 4 bedrooms and 3 double beds including 2 separable single beds (160 cm or 2 x 80 cm wide x 200 cm long) and 1 mezzanine bed (90 x 190 cm) with folding beds (for 2 children or teenagers: 2 x 90 x 200 cm), toys and children’s books. Bedrooms with numerous wardrobes and desks close to 2 bathrooms with WC, another “Rapido” sofa bed (140 x 190 cm) in the large oval living room communicating with the dining room with a large bookcase and large screen connected flat TV WIFI (Freebox) with DVD, Hifi system, board games, Wii, a small modular pool table, new fully equipped kitchen overlooking the large roof terrace which supports our solar panels to benefit from reversible air conditioning in all bedrooms and living room – kitchen, and which covers our large and magnificent terrace of 100 m2 with an exceptional view over the mountains to the sea, a large wooden table for 10-12 people, several hammocks, deckchairs and barbecue-plancha, etc.
Group accomodation & reception conditions :
As you have chosen here an ecological farmhouse in the middle of nature probably for its calm and tranquility, we logically ask you to think for yourself in terms of respect for the environment and sustainable development of our department and municipality, its traders and craftsmen, farmers and winegrowers… as well as respect for the animals around (flora and fauna) and the neighborhood by avoiding, for example, making too much noise between 10 p.m. and 7 a.m., according to French law.
Knowing that, with the exception of end-of-year celebrations or other one-off events, repetitive and noisy parties are not authorized here, day or night, that loud music is only tolerated in interior spaces and without sound system, or speakers even in the room on the ground floor which is not sufficiently isolated as in a specific party room, more suitable for festive evenings, “bachelor parties” and parties “of young revelers ” or others, etc.
Indeed, since 2020 and the “Covid crisis” with the closure of rooms and nightclubs due to sanitary measures, many guests have sought to rent, in our department as elsewhere in France, isolated villas for their events (birthday, wedding , baptism, etc.) with often excess of alcohol and drugs while the lodgings or “holiday rental” are neither intended for this, nor authorized, nor even adapted! This is why we no longer allow evenings that are too noisy, but offer under conditions a common space to be shared only between friends, families, colleagues and other guests wishing to be quiet and in communication with nature and our magnificent green region of the Pyrenees. However, it is always possible of course to organize an evening with friends, colleagues or families by warning us in advance, especially if other people have also planned to come see you for the occasion. Because being Professional Furnished Rental Companies (LMP) we are required to know our guests in order to respect a certain maximum number of adults and children on site. So if exceptionally for groups we can add 4 additional beds in extra double beds we cannot accommodate too many people at the same time either.
Finally, let’s remember that living in the south of France, there is always a serious risk of fire here, which is why we already have our swimming pool as a tank for non-chlorinated water, rainwater collectors, a system of non-automatic but well-targeted manual watering, and above all why we have chosen planchas rather than barbecues and why our lodgings are all non-smoking but with smoking areas only outside on the terraces & balconies with mandatory ashtrays. Taxes, deposit and compulsory cleaning :
- Tourist tax : From 2020, according to the new directives from the Ministry, the Thuir Tourist Office asks us to switch to the actual tourist tax which is calculated in a fairly complex way for unclassified furnished accommodation at around 2% per night and number of adults – see : https://aspres-thuir.com/wp-content/uploads/2019/12/grille-tarifaire-2020-non-classe%CC%81s.pdf
- Deposit : On site, upon arrival during the inventory, we ask for a deposit of € 1,500 to € 2,000 for groups (€ 500 / accommodation + rooms) depending on the season, the number of occupants and the length of stay. One part of the deposit must be provided on arrival in cash and the other by checks (if French). We return the cash upon departure and the check will be torn 14 days later if there has been no damage, no malicious intent, pollution (cigarettes, waste, etc.), theft or disappearance, breakage or damage.
- Household : Cleaning also provide on arrival €150 to €200 in cash (€50/accommodation + rooms) for the complete steam cleaning net of interior and exterior spaces, entrances, mowing, watering, etc. On the other hand, storage is not included in the cleaning costs and basic cleanliness (quick cleaning of surfaces) is required when guests leave, inside and out. So please return the accommodations, terraces and other spaces in the same condition as on arrival.
Other supplements on request :
- Organic cotton bed linen rental (fitted sheets, duvet covers, flat sheets, pillowcases) = € 10 per person and stay (if you don’t want to burden yourself with your own).
- Rental of shower and bath towels (organic cotton) = 5 € per person and stay (idem). Bring your own beach and pool towels though.
- Childcare equipment rental “Gîte Babyfriendly” with a high chair, baby bath and potty, baby bowl and cutlery and if necessary also a children’s folding bed type “umbrella” (available up to 2-3 years), cozy, car seat and booster seat (0+ to 18kg for babies and 15 to 36kg for children around 10 years old), stroller, deckchair, etc. = between 10 and 20 € supplement per child and stay.
- Pets allowed in the Nest and Rooms only (2 maximum with supplement), under your supervision and responsibility = supplement of 10 € per animal and stay.
